Terms and Conditions

Last updated: 8 July 2026

Please read these terms carefully before using this website or submitting your details. By ticking the box and submitting a form on this website you agree to be bound by these terms.

1. Who we are

Leeds Planning Alerts is operated by Zuber Ali, trading as a sole trader in England. You can contact us at leedsplanningalerts@outlook.com or by phone on the number listed on our website.

2. What we do

Leeds Planning Alerts is an introduction service. We identify publicly available planning applications submitted in Leeds and the surrounding areas and we connect homeowners who may be interested in building work with independent local builders.

We are not a builder, contractor, architect, or construction company. We do not carry out any building work ourselves.

3. We are not a party to any contract between you and a builder

If we introduce you to a builder, any agreement, quote, contract, or work undertaken is strictly between you and that builder. We are not a party to that contract in any way.

We accept no responsibility or liability for:

If you have a complaint about workmanship, delays, or costs, this must be raised directly with the builder concerned. You may have rights under the Consumer Rights Act 2015 and other consumer protection law against that builder directly.

We make reasonable efforts to introduce builders who hold relevant trade body membership where stated, but we do not independently verify every claim made by a builder and this is not a guarantee of quality or competence.

4. No guarantee of outcome

We do not guarantee that:

Our service is provided on a best endeavours basis only.

5. Cost to you

There is no charge to homeowners for using this service. We may receive a fee or commission from builders in connection with work that results from an introduction, but this does not affect the price you are charged by any builder.

6. How we contact you

If you have submitted a form on our website, or if your details appear on a public planning application, we may contact you by letter, phone, or email to let you know about our service. You can ask us to stop contacting you at any time using the details in our Privacy Policy.

7. Your information

Our Privacy Policy explains how we collect, use, and protect your personal data. It forms part of these terms.

8. Age requirement

You must be at least 18 years old to use this service.

9. Our right to refuse or withdraw service

We may decline to provide an introduction, or may stop providing our service to you, at any time and without giving a reason, including if we reasonably believe a submission is fraudulent, abusive, or not made in good faith.

10. Limitation of liability

To the maximum extent permitted by law, our total liability to you arising from your use of this website or service is limited to £100. This does not affect liability that cannot be excluded or limited by law, including for death or personal injury caused by our negligence, or fraud.

11. Changes to these terms

We may update these terms from time to time. The latest version will always be available on this website.

12. Governing law

These terms are governed by the law of England and Wales. Any disputes will be dealt with in the courts of England and Wales.

13. Complaints

If you have a complaint about our service, please contact us at leedsplanningalerts@outlook.com and we will try to resolve it promptly.

Part B: Builder and Contractor Terms

Last updated: 11 July 2026

The following terms apply to any builder, contractor, or tradesperson who receives leads, introductions, or referrals from Leeds Planning Alerts, referred to as "you". The general terms in Part A above also apply to you. By receiving leads from us, agreeing to terms via WhatsApp, email, text, or by continuing to accept leads after being made aware of these terms, you agree to be bound by both parts of these terms.

14. What counts as a qualifying introduction

A qualifying introduction is any homeowner, address, or project whose contact details or planning application information you received from us, whether by message, letter response, phone call, or any other method, within the previous 12 months.

If you are unsure whether a specific job originated from an introduction we provided, you must ask us before assuming it does not.

15. Commission

You agree to pay us a commission of 1.5% of the total value of any job you are instructed to carry out, where that job resulted from a qualifying introduction.

Commission is calculated on the total price charged to the homeowner for the job, excluding VAT.

Commission becomes due once you have been instructed to proceed by the homeowner, whether by a signed quote, a deposit being paid, or work commencing, whichever happens first.

16. Disclosure obligation

You agree to notify us within 14 days of being instructed to proceed with any job resulting from a qualifying introduction. This notification should include the address, an estimate of the job value, and expected timing.

You agree not to deliberately avoid, delay, or omit notifying us of a qualifying introduction that has resulted in work.

17. Payment terms

Commission is due within 14 days of you receiving payment from the homeowner, or within 14 days of us requesting payment following your notification under clause 16, whichever is later.

Late payments may be subject to statutory interest under the Late Payment of Commercial Debts (Interest) Act 1998.

18. Right to request information

We may reasonably ask you to confirm whether a specific address or homeowner became a paying job, and request a general estimate of value for the purpose of calculating commission. You agree to respond honestly and within a reasonable time.

19. Non-circumvention

You agree not to avoid paying commission by claiming a job did not originate from an introduction we provided when it did, or by carrying out the work under a different company name or arrangement in order to avoid disclosure.

20. No exclusivity, no guarantee of leads

We do not guarantee any minimum number, quality, or value of leads. We may provide leads to other builders at the same time. This agreement does not create any exclusive arrangement in either direction.

21. Not an employment or agency relationship

Nothing in this agreement creates an employment relationship, partnership, joint venture, or formal agency relationship between us. You remain solely responsible for your own business, insurance, qualifications, and conduct.

This document is a general template and does not constitute legal advice. It has not been reviewed by a qualified solicitor. You should seek independent legal advice before relying on it for a live business.
